Use

·        You can assign the following object types to your real estate contracts, depending on the Customizing settings for the contract type:

·        Usage objects

·        Cost centers

·        WBS elements

·        Orders

·        Equipment

·        Functional Locations

·        Object groups

Caution 

If the contract is a lease-out, you can only assign rental objects and object groups to it.

Exception: informational assignment (see Informational indicator in the Procedure section).

An object group contains multiple usage objects and is only valid for one contract. An object can belong to only one object group. Object groups are recommended for commercial contracts for grouping together objects for which the same conditions or notice rules have been agreed on. The conditions can then refer to the object group.

Prerequisites

In Customizing, you first defined which object types can be assigned to which contract types, and if the assignment is informational or free.

Procedure

You are processing a contract and are on the Objects tab page.

Insert your objects/object groups in the table by choosing This graphic is explained in the accompanying text with the quick info text Insert Object(s). Define the validity period for each object (group) in the detail screen. You can access and process the detail screen of each object or object group by choosing This graphic is explained in the accompanying text with the quick info text Previous Entry and This graphic is explained in the accompanying text with the quick info text Next Entry. To assign a rental object to an object group, enter the number in the Group Number field.

Note

If a contract type has the setting Objects are leased out as the Contract Reference in Customizing, you can only assign object groups or rental objects to the contract in the application. (This applies regardless of the object types, such as business entity or building, that you assigned to the contract type in Customizing).

·        You can change the time-dependent data for assignments and object data for the rental object you select. The measurements and conditions defined in the rental object are automatically copied.

·        Informational indicator: Informational objects are not used exclusively by an occupancy contract. That is, they can be assigned to more than one lease-out contract and can be used by calculation formulas and distribution formulas for calculating and posting condition amounts (such as advance payment of service charges).

These are used by multiple lease-out contracts for posting maintenance, cleaning, or advertising costs.

Note

In Customizing, you first defined which object types can be assigned to which contract types, and if the assignment is informational or free (see Prerequisites).

·        If you choose This graphic is explained in the accompanying text with the quick info text Extract Rental Spaces, you can extract rental spaces in change mode and assign them to a contract or object group in the contract.

·        In display mode, you can display an overview of rental objects and object groups by their validity periods by choosing This graphic is explained in the accompanying text with the quick info text Current Time Slot and This graphic is explained in the accompanying text with the quick info text Complete Period.

Rental Objects Tab Page

For contract type Residential lease-out only:

Here you can assign one or more rental objects as main objects or subobjects (for example, an apartment as the main object and a parking space and garage as subobjects). Subobjects can also be assigned for informational purposes.

Note

You cannot extract any new rental space here.

You cannot create object groups here.
