Processing Rental Units 
A rental unit can only be created and rented as a complete object.
You can create, change or display a rental unit. Below is a description of how to create a rental unit.
In the SAP menu, choose:
Accounting ® Flexible Real Estate Management ® RE Navigator ® Rental
Object ®
with
the quick info text Create.

For an accessible version of Create Rental Unit, use transaction REBDRO.
Select Rental Unit in the Rental Object Type field, and enter the usage type.
Enter the company code and the business entity.
Follow the procedure described in the Procedure section in Processing Pooled Spaces.
Number Assignment
Depending on the setting in Customizing, the number of the rental unit can be assigned externally or internally.

In this Customizing section you defined a fixtures and fittings characteristics hierarchy. You also specified which characteristics can be transferred automatically. Here you can also specify if characteristics can be entered for the building and/or rental object, and if the characteristics are relevant to a representative list of rents.
If you want to structure fixtures and fittings characteristics in your master data without any dependence on the representative list of rents, then choose the following IMG activity:

RLR Values Tab Page

You can set up Customizing so that this tab page is only displayed for non-commercial usage types (for example, Privately-financed accommodation). To change this setting, choose:

· The representative list of rents is copied from the business entity and the construction year is copied from the building. You can change both of these entries in the rental unit.
· If you enter a date in the Modernized On field, then this date is used by the rent adjustment rather than the construction year. However, you can change this in Customizing.
· The representative list of rents contains spreads (from-to values) for each building age class, location class and fixtures and fittings category. Often a middle value is also specified. In the Base Value/Spread field you can specify which of these values of the representative list of rents is used for determining the base rent.

If you do not enter a value here, then the system uses the value that was entered in Customizing for this representative list of rents.
If you enter a value other than the value entered in Customizing, the system issues a warning that the value differs from the value entered in the representative list of rents.
The value that the system then uses for determining the base rent is identified in the representative list of rents as the reference rent value.
· In the Incr./Reduction (%) field, you can enter a surcharge or reduction percentage that is multiplied by the base rent. You enter reductions with a negative sign.
Fixtures/Fittings Tab Page
Here you can assign fixtures and fittings characteristics to the rental unit. You defined the fixtures and fittings characteristics in Customizing:
· On the rental object you can choose a structure for the characteristics that is related or unrelated to the representative list of rents. On the Fixtures/Fittings tab page, choose No Relat. to Rep. List of Rents with the quick info text Choose Maintenance Structure.
¡ No relationship to representative list of rents:
The display of characteristics is structured dependent on whether the characteristics are used in the representative list of rents or whether they are unrelated to the representative list of rents.

The display of characteristics is structured based on characteristic categories.

To
select and evaluate characteristics, choose
with
the quick info text Insert
Characteristic.
· The characteristics hierarchy appears. In this hierarchy all characteristics are organized using characteristic categories (such as building age) and their relevance to the representative list of rents. Following the characteristic category there is a text in parentheses that tells you if you can choose just one characteristic in this category or more than one.

If you choose a view of all characteristics related to the representative list of rents, then you can also select characteristics in this hierarchy that are not relevant to the representative list of rents. In the view that is unrelated to the representative list of rents, you can only select characteristics that are not relevant to the representative list of rents.
· Select the characteristics that you want to assign to this rental object.
In the detail view for the characteristics, you can also enter if the characteristic is valid for a given time period.

If you
set it up in Customizing, you can add the relevant fixtures and fittings for
this representative list of rents (or, depending on your settings, they are
already added). Choose
with the quick info text Default Characteristic(s).
· Enter a point value for characteristics that need to be weighted.
· Save your entries.
The rental unit has all relevant data for fixtures and fittings and for the representative list of rents. To perform a rent adjustment you need to meet additional prerequisites. For more information, see Adjustment Method: Representative List of Rents.
Location Description Tab Page
In Austria there is a method of service charge settlement for rental units called the current occupancy principle. If you want to settle using this method, then set the Current Occupancy Principle indicator on this tab page. If you want the indicator to be automatically set for new rental units of a building, then set the indicator on the building master data (Additional Data tab page).
