Processing Business Entities 

You can create, change or display a business entity. Below follows a description on how to create a business entity.

Procedure

There are two ways of accessing processing of the object:

In the SAP menu, choose:

                            a.      Accounting ®Flexible Real Estate Management ® RE Navigator ® Business Entity ® .

                            b.      Accounting ® Flexible Real Estate Management ® Usage Master Data ® Process Business Entity

Depending on the parameter setting in Customizing, the number of the business entity can be assigned externally or internally. Read the documentation for the Number Range for Business Entity Customizing activity.

Business Entity Related to Architectural View

You can create a business entity with an immediate link to an existing architectural object. To do so, set the Create From Arch. indicator and enter the ID of the architectural object. The new business entity is then created with the data of this architectural object, such as its address and measurement amounts. You can still change this data.

Enter the company code. When external number assignment is used (see above), enter the number of the business entity.

Business Entity Not Related to Architectural View

If you do not want to create the business entity with a link to an architectural object, then do not set the Create From Arch. indicator.

You can also link all usage objects to architectural objects later on, after the usage object was created. For more information, refer to Architectural View.

 

General Data tab

When you create properties and buildings, the address of the business entity is automatically copied. However, you can enter an address for them that differs from that of the business entity.

The more details on the address you enter in the dialog box, the faster the system will work. If the system has already stored several addresses for the client, a dialog box displays an overview of the existing addresses that match your selection criteria.

By choosing  with the quick info text Release, you release the business entity for account assignment.

 

Reference Factors tab

·        Details on location

·        Assignment of units of measurement

·        Tenancy law/representative list of rents: the tenancy law controls the adjustment of conditions and service charge settlement during subsequent processing. If you want to carry out a rent adjustment based on the representative list of rents (German law), you have to enter one of the representative list of rents defined in Customizing.

·        Possible preassignemnt of settlement variants for service charge settlement

 

Measurements tab

You can assign measurable characteristics of the business entity. For more information on measurements, refer to this documentation.

In display mode, you can call up validity periods by choosing  with the quick info text Current Time Slot and  with the quick info text Complete Period.

Option Rates tab

On this tab page you define methods for option rate determination. The method that has been defined in Customizing as being the default method is defaulted by the system here. However you can change this setting under Option Rate Detail.

 

Posting Parameterstab

Here you can establish a link to a profit center and a business area.

 

Partners tab

Here you can assign business partners who have a relationship with the business entity, and navigate to the business partner master data.

Plant Maintenance tab

There is a setting in Customizing to determine that the system automatically creates and assigns a functional location in the Plant Maintenance (PM) component when you create a business entity. If this is not set, you have to manually create a functional location and assign it here.

You can create maintenance orders in the Plant Maintenance (PM) component based on the malfunction report.

Assignment to Contracttab

A list of real estate contracts to which the business entity is assigned is displayed here. From the list you can branch to the display of each individual real estate contract.
