Use

You can create, change, or display a property. Below is a description of how to create a property.

Procedure

There are two ways of accessing processing of the object:

In the SAP menu, choose:

                            a.      Accounting ® Flexible Real Estate Management ® RE Navigator ® Property ® This graphic is explained in the accompanying text.

                            b.      Accounting ® Flexible Real Estate Management ® Usage Master Data ® Process Property

NoteDepending on the parameter setting in Customizing, the number of the property can either be assigned externally or internally. Read the documentation for the Number Range for Properties Customizing activity.

Property Related to Architectural View

You can create a property with an immediate link to an existing architectural object. To do so, set the Create From Arch. indicator and enter the ID of the architectural object. The new property is then created with the data of this architectural object, such as its address and measurement amounts. You can still change this data.

Enter the company code. When external number assignment is used (see above), enter the number of the property.

Property Not Related to Architectural View

If you do not want to create the property with a link to an architectural object, then do not set the Create From Arch. indicator.

NoteYou can also link all usage objects to architectural objects later on, after the usage object was created. For more information, refer to Architectural View.

 

General Data  tab

When you create properties and buildings, the address of the business entity is automatically copied. However, you can enter an address for them that differs from that of the business entity.

The more details on the address you enter in the dialog box, the faster the system will work. If the system has already stored several addresses for the client, a dialog box displays an overview of the existing addresses that match your selection criteria.

By choosing This graphic is explained in the accompanying text with the quick info text Release, you release the property for account assignment.

 

Building Law and Usage  tab

Here you enter data on building law, usage and relevant dates.

Values  tab

Here you can define details on the quality of the property and land value.

This data is for information only.

 

Economic Balance tab

Here you can define data on the municipality and topographical location.

This data is for information only.

 

Measurements  tab

See Measurements.

In display mode, you can call up validity periods by choosing This graphic is explained in the accompanying text with the quick info text Current Time Slot and This graphic is explained in the accompanying text with the quick info text Complete Period.

Option Rates  tab

On this tab page you define methods for option rate determination. The method that has been defined in Customizing as being the default method is defaulted by the system here. However you can change this setting under Option Rate Detail.

 

Posting Parameters  tab

Here you can establish a time-dependent link to a profit center and a business area.

 

Partners  tab

Here you can assign business partners who have a relationship with the property, and navigate to the business partner master data.

Plant Maintenance  tab

There is a setting in Customizing for Real Estate Management to determine whether or not the system automatically creates and assigns a functional location belonging to the Plant Maintenance (PM) component when a property is created; you have the option of manually creating and assigning a functional location here (for example, if a tenant reports a breakdown).

You can create Structure linkmaintenance orders in the Plant Maintenance (PM) component based on the malfunction report.

Assignment to Contract  tab

A list of real estate contracts to which the property is assigned is displayed here. From the list you can branch to the display of each individual real estate contract.
