Objective

Plant maintenance puts the planning and execution of planned or unplanned plant maintenance tasks (PM tasks) into concrete form in the real estate area.

The link from the real estate object to plant maintenance functions by means of the allocation to functional locations in plant maintenance, whereby

The real estate object is the view of the operator and
The functional location is the geographical localization or the description of the plant maintenance task.

The units to be repaired are represented by means of the equipment of the functional locations.

Value flow

The costs of a plant maintenance task are collected on the maintenance order serving as cost objects and passed on to Cost Center Accounting or Asset Accounting.

The routine repairs are generally covered by means of rent exclusive of heating.

Modernization

Modernization tasks are represented in PM as maintenance orders. Their values can be used for the rent adjustment due to the structural improvements carried out on the rental unit.

Repairs

Necessary repair tasks are also represented as maintenance orders. Depending on the situation, the costs can be further charged to the tenant in two ways:

By simply invoicing the costs to the tenant
By withholding the costs from the deposit when the tenant changes
