Settlement Unit

Definition

A settlement unit is the account assignment object for the service charge settlement. The SU defines

Use

You have to create a settlement unit (SU) before you carry out the service charge settlement.

You have to create a new settlement unit for each type of service charge that is defined in the service charge key and that participates in the settlement.

For each settlement period, so-called cost collectors exist for posting costs to a settlement unit.

The costs for each settlement period of a settlement unit are collected on a cost collector for the settlement.

If you post to a settlement unit, the system determines the cost collector from the specified settlement reference date.

Structure

A settlement unit defines:

Using service charge keys previously defined in Real Estate Customizing

Using settlement periods or settlement variants previously defined in Real Estate Customizing

Using units of measurement (for example, water consumption in m³, number of persons, heating area in m2) previously defined in Real Estate Customizing, divided into consumption-dependent and consumption-independent apportionment units

Using participation IDs to be defined in the application menu

Integration

Settlement participation

You determine how the individual rental agreements participate in the settlement by means of their settlement participation. The service charge keys of the SUs to which the rental unit is assigned are assigned to the conditions of the rental agreement.

A distinction can be made between:

You can also specify that the tenant pays only part of the costs.

If you created the SU before the rental agreement, the settlement participation is generated automatically. If not, you can generate the settlement participation later.

Input tax processing

If you have opted for input tax and have made the required settings in Real Estate Customizing, you can also maintain the corresponding data for input tax processing.
