Editing Rental Unit: Additional Data 

On this screen, you can enter the rules for the rent adjustment, the reservation of the rental unit and the conditions transfer from the rental agreement.

  1. Choose the Additional data function.
  2. Edit group box Rent adjustment
  3. In the Increase(%) field you have to specify the percentage rate that determines to which extent the rental unit participates in a rent adjustment.

    By default, an increase by 100% is set. This means that in case of a rent adjustment, the 100% of the recalculated rent is passed on to the tenant ( Overview Table: Taking Account of Percentage Rate of Increase in Rent Adjustments).

    If you enter a lower percentage rate, you have to specify a variance reason. The reasons are defined in Real Estate Customizing.

  4. Edit group box CH rent adjustment: Current rent basis

Only appears if the business entity in question is subject to Swiss tenancy law.

The rental unit can be reserved for a period and for a certain applicant. An application has to be created for this reason.

These fields are for information only and do not have any functional significance.

  1. Edit group box Transfer conditions from rental agreement

If you want to automatically transfer the conditions of the rental agreement to the rental unit when the rental agreement expires, select the check box Transfer RA conditions.

The conditions are transferred if the rental end or the date of notice is set on the rental agreement. That is, if a rental agreement is created as a rental agreement for a limited period from the very start, the conditions valid at the start of the rental agreement are set as Effec.from rental end on the rental unit.

To determine the percentage of the transfer, enter the required percentage rate in the Transfer perc. field.
