Editing Property

Note You can create, change, and display master data for properties. You create property as follows:

Starting from the initial screen, choose Accounting ® Real estate management ® Master data ® Objects ® Property ® Create.

You branch to the initial screen.

Enter company code, business entity and property number.

Note Depending on the parameter setting in Customizing, the number of the property can be assigned externally or internally.

To simplify the creation process, choose Copy from. This function creates a property with the data from an existing property of your choice. You may adapt the data to the new property.

Choose the Property function or press ENTER to reach the next screen.

Assign land register data to property		A link to the land register is only possible if you have already maintained the land register data for the property. If you want to display the master data of one of the land registers assigned here, choose Environment ® Land register.
Change object status		Choose Edit ® Functions to carry out activities that change the status of the property. For additional information, see Status Management.
Edit address	Edit ® Address	When creating a property and a building, the address of the business entity is automatically copied. However, you can enter an address here that differs from that of the business entity. The more details on the address you enter in the dialog box, the faster your system will work. If your system has already stored several addresses for the clients, you receive a dialog box with an overview of the existing addresses that match the selection criteria.

Specify time-dependent usage of building using area types Overview of area types assigned to rental units (total area)	Areas tab	If an area type is assigned to the property in Customizing, this is automatically set on the property when you create it and cannot be deleted. Choose Superimpose to automatically import the area types set in Customizing for the object.

Determine availability of the property in the rental and tenant rental process	Availability tab	Availability of Real Estate Objects
Create malfunction reports in the Plant Maintenance (PM) component (defects reported by tenants)	Plant maintenance tab	There is a setting in Customizing for Real Estate to determine that the system automatically creates and assigns a functional location in Plant Maintenance when you create a business entity. If this is not set, you have to manually create a functional location and assign it here. You can create maintenance orders in Plant Maintenance based on the malfunction report.

Overview of building areas belonging to the property	Extras ® Building shares...	In the master data of the buildings, you determine which share of the building(s) belongs to the property.
